What Makes an Area Desirable? Top ten areas where millenials are flocking to and why.....

No one is proposing to be Nostradamus we cannot predict the future nor can we change the pasts but a forecast is something that we use to illustrate where we may go and prep for these changes so we don't make the comment "the past is something we cannot change". The young pups "the millennials that have a range as long as the Eiffel (20-35 yrs old by some accounts), well that group is coming up on the money stage of there lives what does that mean? A few simple notes: 

The things they say they really don't want will change as they move into we can afford it lets get it. So the alleged suburbs are dead mantra's taken from the past 3 years have changed....see what a little consistent cash can do. Very simply there moving to the need of more space and a one bedroom in downtown Manhattan really doesn't make sense, need to branch out and move into the suburbs where 500K can at least get you a 2bdrm townhome. 

So here goes the human contradiction myself what matters to Millenials: I need to be close to activities and to be really close to all the shopping amenities. That is 60% of the decision point for those looking to move, sad to say the other 30% comprises of Jobs, Jobs, and did I say more pain in the a$% powerpoint presentations that get looked over and thrown away after the first minute of reading. 





What do all these cities share that comprises of the 10%, each city shares one of these characteristics: 

• Sports Teams 
• Beach 
• High Bar Count 
• Major Venue for shows 
• Laugh if you want some path to a 4 lane highway (Meaning there prepped for growth) 
• Low Taxe Rates and or High Tax rate (Choose your poison) 

So as you go hunting in what they call the end of the bull housing market, be wary of the conditions and make sure you buy close to the bar and sports team happy memorial day weekend.
